One of the things that you should be doing whenever you have a flat roof is to make sure that you recoat it every two to four years. This is because of how similar flat roofs are to the material on your driveway. They can be made up of concrete, asphalt or felt and each one has varying durability. With a roof coating you will have to spend less time maintaining it over the years.
The biggest problem that can occur on a flat roof is it sinking. This is a common problem in older roofs and those that are poorly maintained. If the area you’re in experiences high heat like Arizona, then leaving heavy objects on top of it that can heat up could damage the sealcoating or even create depressions in your roof.
Inspections are an essential part of roof maintenance. This is because roof inspections let you find problems that would otherwise be impossible to find from under it. You can’t fix a problem if you don’t know it exists and frequent inspections give you a good warning of when you’re going to need to put in more effort into your maintenance.
Unlike sloped roofs that you find in smaller establishments or homes, flat roofs have the tendency to have water pool on it. Pooling water will slowly eat away at your roof and cause leaks, cracks and weaken its integrity. This is made even worse if the gutters and drains on your roof are not properly cleared.
Make sure that you check your gutters and drains and clear out any blockages. This lets water freely flow off of your roof and slow down the degradation of the gutters and drains themselves.
You might think that having a few plants on or near your roof is an excellent idea. They add a clean and green atmosphere to your roof and business as a whole. However, if they aren’t properly maintained they can cause a heap of problems for your flat roof. This is because the leaves on a plant can clog your gutters and drains while also providing pests like ants an opportunity to nest on your roof. Trees are an even bigger problem as they can easily damage the roof itself in heavy weather. Branches can fall on your roof and damage it and if the weather gets more extreme, the entire tree might collapse.
